ORANGE DRIVE RENNOVATION


I haven't posted design content in a while, but here's a special treat...I was going through some old pictures and found these gems from about 2008. This was a 600 square foot condo remodel that I did for less than $12,000. We replaced all the floors, lighting, counter tops and doors, and most of the appliances and plumbing fixtures. Looking at it now there's some details that I would change, but I think it holds up for the most part.

Here's the living room looking out toward the balcony. I love the way that the neutral color of the floor flows to the outside, but the blue walls define the indoors. We put stone tile on the balcony that is the same color as the exterior of the building, then carried it throughout. Repeating a couple of themes makes the place feel put together, which makes it feel more high end.

This next picture is looking from the living room back toward the kitchen and dining area. The white globe light over the (Ikea) Saarinen table is classic mid century, but I broke with tradition by using an updated chair. We wanted to open up the kitchen, but tearing out walls was not in the budget. Plus we would have lost some important storage space over the sink.


This is in the bedroom. Using the same floor tied the place together and made it feel bigger. I also used glass on as many surfaces as I could so that you would have the expenaive feeling that a reflection gives without using that cheesy wall mirror effect from the 80's. That's why the closet doors are glass. 


Since the place is so small I wanted it to have a couple of focal points that feel like an event. The sinks in the kitchen and bathroom were perfect for that. In the kitchen there's a tall arching faucet that draws attention to the sink area, and we replaced the cabinet doors above with frosted glass ones. 
The bathroom sink is actually in the hall on the way to the bedroom. I made the floating light fixture myself, there's a band of mirror that has a cabinet at one end, and a vessel sink resting on a stone counter top. These sinks are really popular, so I chose one that is very simple with the hope that it would not look as trendy. Now the little hall is more like a room that you would stop and enjoy instead of just a passing through.
